My name is Susan Ellis, and I am an active member of the Gainesville Board of REALTORS® and participant in the Multiple Listing Service (MLS). As an agent for over 16 years, I have received numerous recognition awards, such as the Six Million Dollar Award for 2003, over Eight Million in 2005, Five Million dollar producer in 2006, over Six Million in 2007 and Multi-Million dollar producer in 2008 and certificates of continuing education to nurture and continuously strengthen my skills and capabilities.

While cost is very important, I believe that an optimal marketing strategy reflects the particular physical and emotional attributes of your property in a way that clearly separates your property from other listings on the market. This approach results in a shorter sale cycle and optimal sale price.

When I work for a buyer, I find it is imperative to understand the individual needs and expectations. When possible, I assist buyers with a formulation of a purchase priority list to assist in the evaluation of properties and to help ensure your time spent looking at properties is worthwhile and efficient.

  • Follow up with banks, inspectors, repairs, sellers, attorneys, insurance companies etc. on your behalf
  • Stay in contact with you with updates and reminders
  • Review your closing statement with you Prior to closing and attend closing with you

I know what it takes to ensure that a sale or purchase of a home is completed on schedule. On average, I will make more than 100 phone calls to address the details and unique aspects of every home sale or purchase. When the details are addressed, the paperwork is completed, and the Agent does their job, you will close on schedule. That is why I close 90% of my contracts on the date set on the original contract – more than 60% better than reported in an independent survey of Gainesville title companies. That means you can PLAN your life without worrying about the paperwork or details that accompany a home sale or purchase. I am known as the “Detail REALTOR®” because I aggressively follow every detail through completion, as I should, that is what you pay me to do.
